Alanya districts.

Alanya Center.

The center of Alanya is considered one of the most popular and profitable in terms of real estate investment.

The city center is divided into two parts: the first is historical, where any construction is prohibited, and the second contains residential areas.

As a rule, the closer to the sea, the denser the development.

Closer to the mountains there are luxury villas and complexes with large territories, and not far from the sea there are five-story apartment buildings in which both locals and foreigners live. In the residential part of the city, the main infrastructure facilities are concentrated – shopping areas, shops, offices, bank branches, hospitals and pharmacies, restaurants and cafes.

The world-famous stunning Cleopatra Beach, a wide beautiful embankment, a city park, historical and natural attractions are the main advantages that allow the center of Alanya to be classified as an elite area. Real estate prices here are among the highest. Many foreigners specifically purchase property in the central part of the resort in order to rent it out to tourists and earn a good, stable income.

The distance to Gazipasa Airport is 45 km, to Antalya Airport 120 km.

Oba

Oba

Tosmur

Tosmur is a small, quiet, cozy area located along a picturesque mountain river. It is surrounded by orange orchards and picturesque mountains.

There are no discos, popular restaurants or shopping centers here. But at the same time, there are all the amenities of the city infrastructure necessary both for life and for a comfortable stay.

Another undoubted advantage of Tosmur is that there are usually no large crowds of vacationers on the beaches here. Of course, there are people, but there are much fewer of them than, for example, in Oba or on Cleopatra Beach.

The distance to the center of Alanya is only 5 km, to Gazipasa Airport 35 km, to Antalya 128 km.

Kestel

Kestel is one of the elite areas of Alanya, where everyday life proceeds at a leisurely Mediterranean pace. Low-rise buildings, almost no dilapidated houses. Kestel is a favorite area of Europeans.

The distance to the center of Alanya is only 10 km, to Gazipasa Airport 33 km, to Antalya 132 km.

Every week a farmer’s market is organized in Kestel, where local residents come with a harvest of fresh vegetables, fruits, as well as dairy and meat products. There are supermarkets, restaurants and cafes, of course not in such quantities as in the center or in Mahmutlar, but this is the beauty of Kestel, as a calm, not noisy area. The sea, beach, mountains, sunny weather complement the pleasant impression and attract foreign property buyers.

Foreign citizens will also be pleased with the presence of educational institutions. Thus, there is a good school “Classics-M”, a kindergarten where teaching is in Russian, and a higher educational institution – Alaaddin Keykubat University with quality education and highly qualified teaching staff.

Mahmutlar

Kargıcak

The Kargicak district is located 15 km east of the center of Alanya. The area neighbors Mahmutlar, which is popular among foreigners. Gazipasa International Airport is located 25 kilometers from Kargicak, and Antalya is 140 km away.

If we look at Kargicak on a map of Turkey, we will see that on the northern side it is surrounded by the Taurus Mountains. The area has a hilly landscape, which contributes to the presence of panoramic views of the sea and mountains from different points in the area. Kargicak is surrounded literally on all sides by forest vegetation, mostly represented by coniferous trees.

In the coastal part, the area is quite densely built up; closer to the mountains there are complexes with large areas and villas.

The length of the beaches in Kargicak is 4.5 kilometers. The coastline almost everywhere has a sand and pebble surface. During the high tourist season, the beaches are equipped with everything necessary: changing rooms, showers, sun loungers and umbrellas in sufficient quantities, as well as a variety of beach activities. The well-equipped embankment has cafes and restaurants, playgrounds for children, bicycle paths and outdoor exercise equipment.

Demirtaş

Demirtas is a secluded corner of the Turkish Riviera, located 25 km east of the center of Alanya and just 20 km from Gazipasa International Airport. The territory of the region is limited in the south by a long coastline, in the north by the Taurus mountain ranges. The impeccable ecology and calm atmosphere of the village are conducive to a relaxing holiday.

If you are tired of the hustle and bustle and are looking for peace and quiet, then this area will definitely suit you.

You can find everything you need in the center of Demirtas, but for thorough shopping you will need to go to the nearest area – Mahmutlar (10 minutes by bus).

Demirtas is being actively built up. Prices here are still affordable, so the area is quite popular among investors.

Gazipaşa

Gazipaşa is a small, quiet, secluded town 40 km from Alanya.

At first glance, it may seem that Gazipasa is an ordinary provincial town, but in reality the village has all the amenities for both an excellent holiday and year-round living. After the opening of the international airport, the city began to gain popularity among tourists, actively develop and build up. Over the past few years, new facilities have been massively built here and infrastructure has been expanded. On the streets you can see many shops and cafes, there are pharmacies and banking institutions, on Fridays there is a good Turkish bazaar – all these amenities ensure a fulfilling life for a modern person.

In addition, Gazipasa has stunning beaches, both public and wild. The most popular of them is Selinus Beach. It has a fairly long coastline and a new promenade with cafes, benches, exercise equipment and entertainment is laid along the entire beach. On the left side of the beach, high on a cliff, are the remains of the ancient Selinus fortress.

Avsallar

Avsallar is located 25 km from the center of Alanya to the west. The distance to Antalya Airport is 100 km. Some time ago, the area was considered a suburb of the resort, but today there is active development here, the city infrastructure is well developed, there is everything for comfortable living all year round: shops, cafes, restaurants, kindergartens, schools, an outdoor market, a good sandy beach, pharmacies, clinics and much more.

Avsallar is an ecologically clean area with the world famous Incekum beach. The name of the beach translated from Turkish means “fine (fine) sand,” which fully justifies itself – the entire coast of this beach is completely covered with the purest fine sand of the most beautiful golden shades.

Organic markets are open on certain days of the week and these markets offer the freshest fruits, vegetables and organic foods. This is a very popular area for investment as well as for a quiet everyday life in nature.

Payallar

Payallar is an up-and-coming area. At the moment it is at the beginning of its development. Literally all major developers in the Antalya region have already purchased land plots in Payallar. In addition, the Alanya Municipality has allocated more than 2,000,000 Turkish lira for the improvement of the Payallara coastline for beach recreation and entertainment.

The length of the resort along the sea is about 6 kilometers. The first coastline has been transferred by the city municipality for the construction of hotels. Residential complexes, houses, agricultural land and greenhouses are located a little higher, closer to the mountains.

The distance from Payallar to the center of Alanya is only 14 km. To Gazipaşa Airport – 38 km, to Antalya International Airport – 108 km.

In the east, Payallar borders Konakli, an area with more developed urban and tourist infrastructure. In the west it is adjacent to Turkler, immersed in the greenery of coniferous forests.

The district’s embankment stretches for 4 km. The beaches here are different. There are sand and pebble areas, it is possible to find a sandy surface, but there are also places with stone slabs. The infrastructure of the area is represented by local chain stores, grocery stores and small markets.

The resort atmosphere not only promotes a relaxing stay in a safe, quiet and comfortable environment, but also allows you to profitably invest and increase your savings.

Türkler

Turkler is one of the new areas of Alanya, which is located 24 km west of the center of Alanya, 105 km from Antalya Airport and 65 km from Gazipasa Airport. The district is bordered by Avsallar in the west and Payallar in the east.

The area is still underdeveloped and is suitable for those who prefer silence and untouched nature to shopping and noisy restaurants.

Turkler has beautiful, well-maintained sandy beaches with a gentle slope into the sea. They are ideal for holidays with small children

It is in Turkler that the largest children’s park, Sealanya, is located, which has a water park, a dolphinarium, a children’s playground and a beach.

There is still enough land for development here, so you can buy real estate at much more favorable prices than in the central areas. New developers are actively developing Turkler, which affects the development of the area’s infrastructure and its attractiveness.

Today this area of Alanya is popular not only among tourists, but also among foreign property buyers due to its privacy, beautiful nature and pleasantly surprising prices per square meter.

During the season when hotels are full, Konakli is quite a busy place. In winter it is quiet and peaceful here.

The resort village cannot boast a large selection of diverse stores for interesting shopping. Most foreign tourists go shopping in the central part of Alanya, especially since you can get there in literally 15 minutes by public transport.

The coastline in Konakli is covered with small pebbles, which makes the water always clean and clear.
