Let’s divide all expenses into annual and monthly.

Annual ones include:

Property tax. It is 0.2% of the cadastral value (the one indicated in TAPU)

Earthquake insurance per year averages 500-800 liras.

The average annual income is 1,500 lire (75 €)

Monthly ones include:

Aidat is a building maintenance fee. May vary greatly depending on the availability of infrastructure (swimming pool, sauna, etc.) and the number of apartments. From 1000 liras to 5000 liras per month.

Water and electricity bills. Electricity in 2023 costs: 1.76 liras (up to 240 kW), 2.6 liras (after 240 kW) Water in 2023 costs: from 1 to 18 liras per m³. Depending on how much you used.

Example: a family of 2-3 people will pay an average of 800 liras for electricity per month and 100 liras for water.

 

On average, the monthly cost is 1,500 liras (75 €)

If you do not live in an apartment permanently, you do not pay for water and electricity. But you have to pay aidat constantly.

What is idat?

 

Aidat is a fee for the maintenance and servicing of the internal infrastructure of the complex. The amount of aidat is established at a general house meeting by voting of the owners.

There are 2 types of aidat: fixed (monthly for all current expenses) and targeted (collected one-time for a specific purpose, for example, if you need to repair the roof or paint the facade of the building).

What is included in the aidat amount:

Concierge services

Staff salaries

Water and electricity bills in common areas

Elevator Maintenance

Pool maintenance

Maintaining landscape design (caring for trees, flower beds, etc.)

Generator Maintenance

The amount of aidat depends on the infrastructure of the complex and the number of apartments.

In complexes with 5* hotel infrastructure, the rate will be about 100 euros per month. In complexes with a swimming pool only, the average cost is about 15 euros per month.

TAPU is a document that confirms ownership of real estate in Turkey. According to Turkish legislation, TAPU is the only document confirming ownership of a property.

This document implies an untimely and absolute right of ownership of the property, which after the conclusion of the purchase and sale transaction.

TAPU can be blue (ownership of a land plot) and red (for commercial real estate, apartments and villas)

The TAPU indicates:

address and number of the plot on which the purchased property is located;

owner’s photograph;

what is the property used for?

condition and area of the site;

cadastral value of the property;

first and last name of the owner(s);

document registration data;

block;

floor;

apartment number;

area (from 2022)

date of purchase of the property by the new owner; seal of the cadastral department and signature of an authorized person.

Tapu in Turkey must be registered with the cadastral department in the presence of a state translator.

Iskan is a technical passport in Turkey. It comes in two types.

Genel İskan – received by the developer for the entire house upon putting it into operation. This document confirms that all construction standards have been met and the house can be put into operation and connected to utility networks.

Ferdi İskan – technical passport directly for the apartment. The owner receives it. If you are purchasing a secondary home, most likely you already have a Ferdi Iskan.

From 2023, the developer is required to register both Genel and Ferdi iskan. This is good news, because now the owners of new buildings will not have to collect documents and fill out the iskan themselves. You will just need to pay the iskan when receiving the Tapu.

Now about the main thing! Everyone is wondering what the consequences could be if you buy an apartment WITHOUT A SEARCH?

The bank will refuse a loan for an apartment without ISKAN;

You will have to register water and electricity subscribers with the status “under construction.” You will receive receipts with inflated tariffs;

Construction standards may indeed not be met and, as a result, problems may arise that will have to be corrected at your own expense.

Registration of real estate ownership can take from several days to several weeks. The waiting period depends on the workload of the cadastral authority. At the moment, preparing a package of documents + waiting in line at the cadastral authority takes no more than a week.

What documents should I bring for purchase?

Is it possible to register real estate for two or more people?

In advertisements for the sale of real estate, you may come across designations like 0+1, 1+1, 2+1, etc.

What does this mean?

The first number is the number of bedrooms

The second number is living rooms.

Living rooms in Turkey are usually combined with a kitchen, the so-called “American type”. Separate kitchens are rare here.

 

0+1 – is a studio. There is no bedroom here.

1+1 – bedroom + living room with kitchen

2+1 – 2 bedrooms + living room with kitchen

…..

You can also find the designation 5+2 – 5 bedrooms and 2 living rooms with a kitchen.

Apartments can be:

Single-level

Two-level – on 2 floors. These can be penthouses (upper 2 floors) and garden duplexes (lower 2 floors with access to your own small garden, possibly even with a swimming pool)

Pay attention to the area indicated in the advertisements.

Typically this is the gross area.

This is the footage of the apartment along the external walls, also includes balconies and common areas (staircase, elevator, etc.)

You can see the net area in TAPU (if these are new buildings) or in the expert assessment (it will be in the package of documents for TAPU)

On average, registration costs are 1,500 – 2,500 euros.

So:

  1. Opening a bank account.

All banks have different amounts. To open an account, on average you will need to pay 3000 liras and put a deposit of 1000 – 5000 euros into the account for 6 months)

  1. Passport translation – 1000 liras.
  2. Photos – 150 liras.
  3. Certificate from the bank about currency exchange (we change $ or € to lira in the equivalent of the cadastral value of the property). By itself it is worth nothing. You only lose on conversion.
  4. Expert assessment of real estate – 9,500 liras.
  5. Sworn translator (tercüman) – 3,000 liras.
  6. Döner sermaye (fee to improve the work of the cazaster administration) – 1,800 lire.
  7. Tax on the purchase of real estate (vergi) – 4% of the cadastral value.
  8. Re-registration of water and electricity meters – 2,000 – 3,500 liras.

The architecture of buildings in Turkey is so different that sometimes it is not at all easy to figure out the floors.

Many of our clients, when choosing an apartment, categorically refuse the first floor.

But the first floor can essentially be both the second and third. How is this, you ask?

Let’s find out!

Bodrum is located partially or completely underground. This option is definitely not worth purchasing. High humidity + lack of ventilation = fungus in the apartment.

Zemin and giriş are floors located at ground level. In this segment you can find decent options with your own garden. We call this floor zero.

Often in complexes, the 0th floor is occupied by infrastructure. And above it there are apartments.

That is, in fact, the first floor can already be considered the second.

In cases where the first 2 floors are occupied by commercial premises, the 1st floor turns into the third.

Therefore, if you saw the number 1 in the “floor” column in the advertisement, do not rush to close it, perhaps this “first” floor will be suitable for you.

Buy real estate in Turkey for $400,000. $400,000 is the cadastral value, which is indicated in the TAPU (certificate of ownership).

A residence permit is needed for those who intend to reside in the Republic of Turkey on a permanent basis.

A residence permit gives you the right to stay in Turkey for the duration of its validity and buy a car.
